Our design process simplifies complex renovations by establishing the conceptual framework very early in the project. Based on a series of conversations with the client we define core values for each project that drive every future design decision from the layout to the door hardware. We listen carefully to our clients' needs and through a collaborative design process we conceptualize, design, and detail a custom package that is as unique as the client. Then we are present through every step of the construction process to ensure no detail is overlooked.

The first step is to submit your project information via the project submittal form. We will in turn send you information regarding our full scope of services and an estimate of design fees, as well as information on how to schedule a phone, off-site, or on-site consultation. During the consultation we will discuss your project scope, budget, and timeline; the design process, and the design fees. This consultation determines whether we have mutual interest in working together. Due to time constraints and the highly individualized experience we give each client, we are unable to take on every project.

After the consultation we will send you a Design Agreement that outlines in detail your project scope, the project budget, the project timeline, our services and deliverables, and a schedule of fees.

Once the Design Agreement has been signed and the deposit has been received, we will schedule an appointment to survey the existing space, taking photos, measurements and notes. Then, back in the design studio, we will conceptualize the design and prepare the preliminary layout for your review and approval. The next step is preparing design concept boards that illustrate finish materials, plumbing fixtures, and light fixtures, custom millwork, and countless other design details. We will present the concept boards over a single meeting or a series of meetings depending on the scope of the project. Based on your feedback the selections will be refined and then refined again until they receive your final approval.

Construction Documentation

This is a period of 'behind the scenes' work where we draft a set of construction documents and create specification spreadsheets for the contractor. These will guide the contractor throughout construction.

Though the design work is complete, we remain available to visit the project site as necessary and answer any questions that arise during construction from you or the contractor. There are always unforeseen conditions when working with existing spaces and some elements of the design may need to be revisited. We will work through any issue that may arise. At the end of construction we will conduct a walk through with you and the contractor and make a detailed list of any items that need to be corrected.
